Paperwork You Need to Get a Mortgage Loan

For a typical residential home loan

In order to process your loan as fast as possible, please gather further detailed information.  If a property is not yet selected, just put TBD (to be determined) in the subject property section of the application form.  At this stage we do not need account numbers on the application just the name of creditors and approximate balances.  The following information may be required. Please provide the information that applies to you.

Residential

Borrowers entity or legal structure (such as corporation)

3 years Tax Returns if self employed; at least 2 years W2's if Wage Earner

bullet

Two most recent pay stubs

bullet

If you have a new job or recent relocation, you’ll need a Letter of Interest from your Employer (Position, Wages, Location, etc.).

Most recent mortgage statement on your home and other real estate you own.  Include information on how much you pay for property taxes, insurance and homeowner’s association fees, if applicable

Property Insurance agent name and contact information

bullet

Two Months Bank Statements of at least one bank with whom you have a checking account.

Two Months Statements of all financial assets (include all pages, even if blank)

Copy of Purchase and Sales Agreement if new purchase

Any Child Support or judgment documents

bullet

Any applicable Divorce Decree

bullet

Any Bankruptcy filings and discharges

bullet

Any Awards of Disability Payments

bullet

Info on outstanding obligations, debt and gather a list of assets owned. (Real property, vehicle, savings stocks, bonds, insurance etc)

If needed, staff will secure the following:

Verification of Employment
Verification of Deposits
Verification of rents and or Mortgages if not shown on your credit scores.
